Our developer partners typically have long track records of success with projects of similar type, scale and complexity. They also have internal infrastructure to support their proposed projects and typically have internal finance, construction management, leasing, and property management functions.
The structure of a project financing is typically a joint venture between a Blue Cardinal Fund and a developer that would provide at least half of the project equity into a new joint venture limited liability company.
Project financing is typically only suitable for projects with a minimum forecasted capital requirement of approximately $100M.
